How to increase the value of your home

It’s every seller’s dream to sell their property fast and for the best price. With all the properties available on the market, however, what you need to do is make your property Stand Out. Rest assured there are many ways to do this, and we’re going to share with you some tips we learned from one of Belize’s most experienced Real Estate Professionals, Carlo Habet, Owner and Broker of 4Realty Ltd.

“The old adage that you only get one shot at a first impression is true. Most often, the prospective buyer will make up his mind in the first seconds of entering a house. This is why it is important to make your house as appealing as it can be; a well-maintained and clean house will sell for more than a similar property that isn’t!“

Here are 3 new tips that will improve the value of your home while staying within your budget:

      1. Don’t forget the Landscape!

Buyers love an attractively landscaped yard and it doesn’t take too much money to fix yours up if you have the right equipment. It is the first thing that the prospective buyer will see so make it look good! Also, and for the same reason, pay special attention to the entry. Repair or replace any damaged stepping stones, concrete paths, and porch plants, then give the front door a fresh coat of paint and add some potted plants. You want people to be excited to walk in the door.

Carlo: “A lot of people overlook how important landscaping is, while it can be a game-changing. Studies show that a third of buyers make their decisions purely on a home’s exterior. It also know you’ve taken great care of your home.”

       2.  Brighten up the house

Lighting makes everything better, from taking the best selfies to making your home more appealing to potential buyers! It is a fact that lighting can change dramatically the atmosphere and mood of your home, so ensure that all the windows are open at the showing and that all the lights are turned on. Add a touch of luxury by investing in dimmers, this adds to the perceived value for buyers. Another way to ensure that you have maximum light exposure is to install new energy saving LED light bulbs. LED bulbs use up to 90% less energy and 75% less heat (which saves you on cooling cost). While LEDs* can sometimes cost a bit more, these bulbs bring a great argument at the end of the visit, when it comes to talking about the energy cost-savings of the prospective home.

Carlo: “There’s no two ways about it, LED’s may cost a bit more up front but the savings in the long run are huge. These are details a prospective buyer will always appreciate ”

         3.  Paint, paint, paint !

A fresh coat of paint spells wonders for your property. It provides buyers with a sense of a new home and is one of the  simplest and most cost-effective improvements out there that provides noticeable value!

Carlo: “A new coat of paint can be the difference between your house looking old and shabby and new and ‘popping’.  Don’t skimp in this area as old paint can unfortunately have a seriously negative psychological effect on the buyer and even lead them to make other harsh judgements about other parts of your home.  A new paint job, however, can have the opposite effect and get you the offer you were looking for!”

Our real estate expert suggests that sticking to neutral colors and a simple elegant style are most appealing to prospective buyers, this also provides them with a blank canvas where they can project their own ideas for the space. On average, a gallon of paint costs around $30 to $40, leaving you plenty of money to buy rollers, painter’s tape, and brushes*. So buy few gallons and get busy!
